Aurora at a glance

  • Aurora named in 1928It began as the Town of Fletcher, incorporated in 1903.
  • 386,261 residentsThe 2020 census count, in Arapahoe, Adams and Douglas counties.
  • Lowry and BuckleyTwo military sites shaped how the city grew.

A big city with a small-town start

Denver businessman Donald Fletcher founded the town around 1890 as a real estate venture, and it incorporated as the Town of Fletcher in 1903. Voters renamed it Aurora in 1907 after one of its subdivisions, and it became the City of Aurora in 1928.

Buckley Field opened in 1942, and Lowry Air Force Base was redeveloped into a master-planned community after it closed in 1994. The city was the fastest-growing in the country in the late 1970s and early 1980s, so many homes date from that boom.

Houses from the boom years

Homes built in the late 1970s and 1980s are now around forty to fifty years old. That is the age when original water heaters have been replaced, polybutylene or early copper lines may start leaking and toilet fill valves quit.

A running toilet or a slow-draining tub is a small repair now and a flooded bathroom later. If the same fixture keeps failing, ask what is behind it.

Leak Detection

Hidden leaks in apartments, townhomes and boom-era houses.

Water from a river filter

Aurora was among the first American cities to use river bank filtration for drinking water. Its Prairie Waters Project, finished in 2010, draws water from beneath a riverbed.

The plumbing question is on your side of the meter: water heaters, softeners and fixtures. A water heater that loses heat or leaks at the base needs a look sooner rather than later.

The Adams County slice

Only about 47,700 of Aurora's 386,261 residents live in Adams County, and the north side near Commerce City is that slice. The elevation climbs from about 5,285 feet at Sand Creek in the northwest to 6,229 feet at the southern border.

Because the city sits in three counties, the building office that handles your permit depends on where the lot sits. The contractor can tell you which.

Large buildings and shared systems

Aurora has many apartments and townhome communities. In a building with shared risers, a leak can travel several floors before it appears, and responsibility depends on the cause.

Call the property manager and the plumber together, and photograph everything. Our leak detection page covers how a hidden leak is tracked down without opening every wall.

The Prairie Waters Project, completed in 2010, is one way Aurora gets water. It uses river bank filtration, which draws water from beneath a riverbed.

Call the property manager first and photograph the damage. If water is flowing, ask the manager to shut off the building's line while you call the plumber.

Look at the water heater's age, the toilet fill valves and any exposed supply lines. Old valves and heaters are the most common failures at that age.

Yes. Someone takes the call at any hour, holidays included. Give the address and describe the problem, and a nearby contractor is contacted; that contractor's own calendar sets the arrival time.

These ZIP codes ring the same number. Whether a contractor can reach you turns on your exact address, so confirm it during the call.
