Emergency Plumber in Thornton, CO

Thornton was laid out as a planned community on former farmland and is now one of the biggest cities in the Denver area. Most of its homes are younger than the pipes under older towns, but not by much. With water or sewage loose in the house at this moment, ring the 24/7 line and share your street address.

Mention whether you own a house, a townhome or a condo. It changes who handles the shutoff.

  • Named for a governorThe city honors Colorado Governor Dan Thornton.

From farmland to a planned city

Until 1953 this land was farmland. That year Sam Hoffman began laying out a town about seven miles north of Denver, and Thornton became the first fully planned community in Adams County. It incorporated on June 12, 1956, and took the name of Governor Dan Thornton.

Planned growth means rows of similar houses built in the same few years. When one house on a block needs a new water heater or sewer repair, its neighbors are often next.

Mid-century lots, mid-century pipe

Homes from the early decades of the city are now more than half a century old. At that age, cast iron drain lines rust through from the inside, supply pipe can scale up, and original water heaters are long gone. A slow main line that keeps coming back is a common symptom.

A drain cleaning visit clears the clog. If the same line backs up again, ask for a camera look so the repair fixes the pipe and not just the symptom.

Popular services in Thornton

The pages below describe each job and what drives its cost, and the notes say why each one comes up in Thornton.

Storage, supply and the Standley Lake connection

Thornton is one of the cities that store water in Standley Lake, which holds about 13 billion gallons and is shared with Westminster and other users, according to Westminster's utility page. That is a useful reminder that the city side of the system is large and managed by professionals.

Your side of the meter is smaller and quieter. A water heater that rumbles, a toilet that runs and a leak that ticks the meter are the problems that belong to the owner.

Townhomes, condos and shared walls

Thornton has plenty of attached housing. In a townhome or condo, a leak can come from your unit, from the one above or from a shared line, and who pays depends on your association's rules and the cause.

Photograph the damage, close the unit's shutoff if you can reach it and call the association along with the plumber. If water is spreading into walls, the water damage line handles drying.

Two counties, one address

Thornton is listed in both Adams and Weld counties. If the city or the county matters for a permit question, your property address decides which office to ask.

The plumber can usually tell you on the first visit whether the work needs a permit, and the local building office has the final word.

Quick answers

Thornton plumbing questions

The City of Thornton runs its own utilities. Your water bill names the provider and gives the number to call for main breaks and outages.

It depends on where the leak starts. A leak inside your unit is usually yours, and a shared line is usually the association's. Read your governing documents and call the manager early.

Not before you see it. A camera inspection shows if the line is cracked, sagging or root-filled, and the repair follows from what the footage shows.

Share your address with the dispatcher, who will tell you if a contractor reaches it.

Yes. Someone takes the call at any hour, holidays included. Give the address and describe the problem, and a nearby contractor is contacted; that contractor's own calendar sets the arrival time.

These ZIP codes ring the same number. Whether a contractor can reach you turns on your exact address, so confirm it during the call.
